I just checked and found 29 homes currently for sale in Tech Terrace that are listed in Lubbock's MLS. If this is a neighborhood you want to live in I can help you find the right home.
Prices of these Tech Terrace homes now range from $75,000.00 for a bungalow on 33rd, (which is actually south of Tech Terrace proper) to $600,000.00 for the marvelous historic Underwood House on 19th Street.
I also did a bit of research to see what has sold recently in the Tech Terrace neighborhood. Tech Terrace homes are selling! Looking from May 1st through today, 53 Tech Terrace homes have either sold or are now under contract. This popular neighborhood astounds some but those who know and love Tech Terrace are never surprised that homes here are in demand!
I love working with folks buying and selling homes in Tech Terrace. Do you want to buy a home in this area? Call, text or email me! If you have a home to sell here, don't choose a REALTOR who doesn't love the Tech Terrace neighborhood. They will not be the best person to represent you and your home! If you have a Tech Terrace home you have considered selling, let me start work for you today.
Have a great Fall all!

Lubbock Tx Realtor gives Tech Terrace update
There are twenty eight Tech Terrace homes available now. What a great place to buy a home! If you haven't been to Tech Terrace lately, this is a lovely time of year to take a leisurely walk or drive through the neighborhood. Be sure to shop for some fresh fruit or a nice bottle of wine at the newly reopened (well, a year or so ago) Lowes at 26th and Boston.
If you are interested in buying a Lubbock Tx Home, in particular a Tech Terrace home, give me a call. I enjoy showing homes in this area adjacent to Texas Tech University. Great place for Texas Tech faculty, staff, and students to live - easy commute to campus.
If you have a home in Tech Terrace and would like to sell your home, I can help you. Please be sure you choose a REALTOR like me who appreciates the charm and value of great Lubbock homes in older neighborhoods like Tech Terrace. As a former Tech Terrace resident, I'll proudly market your home. And as a Texas Tech grad and former TTU employee, I still have strong ties to the University and enjoy working with Texas Tech faculty, students and their parents, staff. Call, text or email me if you need a Lubbock TX Realtor.
Have a great week!

Tech Terrace Homes - the Underwood House!
I had the pleasure of walking through the Tech Terrace neighborhood and meeting some nice folks, last week - in the morning of course before it got so hot. Walking any area in Lubbock, even one as lovely as Tech Terrace, isn't much fun when the temperature is in triple digits! If you see me roaming the neighborhood, I'm not trying to sell you anything, so please hold back the hounds and come say hello. I love working in Tech Terrace and I'm an advocate for your homes and your neighborhood.
Two weeks ago I got to show the fabulous Underwood Home again! This Historic home is located at 3107 19th Street and is listed at $600,000.00. What does 600,000.00 buy you in Lubbock's Tech Terrace neighborhood? A grand 4/4.5/3 home built in the early 1940's with nearly 6000 square feet of living space. Some areas have been updated and painted recently and some need some work. For instance there is an original St. Charles kitchen that could be amazing with a new paint job. It almost goes without saying that there is abundant storage. There are too many special feature to name them all but here are a few - crystal chandelier, marble fireplace, spiral staircase, fine architectural feature on homes interior and exterior, built in bookcases, etc. This is not my listing, the price and availability is subject to change...I'd love to show it to you!
I brake for Tech Terrace! If you do also and would love to buy a home in this awesome neighborhood near TTU, call or text me! (806) 790-1026.

Tech Terrace Homes For Sale - Lubbock Homes
Of all central Lubbock neighborhoods, Tech Terrace is by far the most popular with homes here in great demand. Earlier this week I took some time to drive through the neighborhood. The tree-lined streets are quiet and I never tire of looking at the great variety of homes. If you are new to Lubbock and have not yet been to the Tech Terrace neighborhood, it is the area located between University and Indiana, and 19th Street and 34th Street.
I just took a look at Lubbock's multiple listing service and found that there are currently 26 homes for sale in Tech Terrace. Last year at this time we likely had twice this number of homes for sale in Tech Terrace. This means that individuals and families hoping to buy a home in Tech Terrace have fewer choices this year. The good news for sellers in Tech Terrace is that there is less competition for buyers.
Homes for sale now are priced from $86950.00 through $650,000.00. Homes in Tech Terrace were built as early as 1929 and you will also find some newer construction here. One home that was built in 2007 is located at 3219 22nd Street. This wonderful home is listed for sale at $309,950.00 and has 5 bedrooms, 3 1/2 baths, and a single car garage. (see image - call me for more photos!) Most of the older homes in Tech Terrace have at least some original wood floors and many homes have updated kitchens.
Some things I loved about our Tech Terrace home were the window awnings, wood floors, built in bookcases, step-down sunroom, the old O'Keefe and Merritt stove, and the contemporary pendant lights we installed in the kitchen. Like much of Tech Terrace our home's style was eclectic.
If you want to tour any home for sale or if you have thought about selling your Tech Terrace home give me a call or send me a note right away. This is a GREAT time to sell.
Also if you are going to Lubbock's Parade of Homes, look me up next week, Tuesday and Thursday evenings from 6:00 - 9:00. I will be holding the Parade Home at 5201 Lehigh in North Pointe open those evenings.

Great homes in Tech Terrace
There are some great homes for sale in Tech Terrace today. I love the fact that the Tech Terrace neighborhood has homes that fit the bill for lots of buyers.
Need a starter home? Take a look at the cute bungalow located at 2517 27th Street. This home has 1283 square feet of living space, is a 3/1/1, and is priced at only $99,900.00. This would be a great home for a small family...particularly if Mommy or Daddy works at or goes to school at Texas Tech University! From this home, campus is just a quick bike ride away!
Need a home with lots of space for your young family? Love Tech Terrace but not comfortable with an older home? Have I got the home for you! The home at 3219 22nd Street was built by William Nolan in 2007! The home is a 5/3.5/1 home with a large backyard. Competitively priced at $349,000.00, this home has over 3500 square feet of living space. Photos do not do the home justice. I'd love to take you on a tour of the home!
Are you in a position to purchase and do some renovations to a Lubbock icon? What better way to establish yourself in the area than to buy the historic Underwood home located at 3107 19th Street. This mansion was built in 1941, has nearly 6000 square feet of living space and is a 4/4.5/3. The price was recently reduced to $650,000.00. You will be amazed at the space and history in this stately home.
If you own a home in Tech Terrace and wonder about selling your home, call me today. I can help you get your home listed right away so you won't miss out on this prime real estate time. Or I can do some studies that will give you an idea of what your home would sell for in today's market.
If you are ready to buy a home in Tech Terrace, contact me! No other Lubbock Realtor knows the neighborhood and properties in this area like I do.
Have a great week and stay tuned for information about the Tech Terrace Homes Spring Open House Event!

Home on 25th in Tech Terrace
Today I enjoyed showing the home at 3318 25th. This home has been added onto a number of times, renovated to fit the needs of roommate occupants, and is infamous to boot. Can you say "Purple House"? I looked back and it has been a decade since this house on the corner of 25th and Indiana became the Purple House. And then the polka dot house. The owner at the time used bold exterior paint colors and patterns as his form of protest about zoning in the area. Yes, Lubbock's single family homes are intended to have no more than 2 unrelated adult occupants.
Walking through the home today with TTU students, I could see that there have been some nice updates. There are contemporary pendant light fixtures in the kitchen, nice counter tops, and an updated bathroom. This home has tons of space even though random in layout.
The price at the time I showed the home today was $134,000.00. I JUST got a message that the price has been reduced to $117,920.00
. This home does need some work but if you are have the tools and skills to do some repairs and renovations, this would be an incredible buy.
Also, as a HUD home, this property may well sell for less than asking price. If you want to see this Lubbock home, or others in the Tech Terrace area, give me a call at 790-1026.

Lubbock Homes - 2011 Preview Tours
Do you enjoy previewing homes? Part of my responsibility as a Lubbock Realtor is knowing what is on the market in Lubbock so I regularly make time to preview homes for sale. Starting this month I will focus on a particular neighborhood and invite friends, colleagues, clients, and prospective someday clients (buyers and sellers) to join me. Whether you are in the market to buy now, planning a move in the near future, love looking at homes, or want to keep an eye on price versus condition of homes in your area, you are welcome to participate. I will look at homes in established and newer Lubbock neighborhoods. Each month I will invite you to join me in a particular subdivision.
Some neighborhoods that I will be previewing during 2011 are Rush, Tech Terrace, Whisperwood, Terra North, Melonie Park, Cobblestone, and Regal Park. I'd love to have your suggestions also! If there is a Lubbock neighborhood that you like that isn't listed please let me know.
My first neighborhood Preview Tour will be this month in Tech Terrace. Put on your comfy shoes and come join me on Tuesday, January 25th. I will get started at about 12:15 and hope to wrap up by 2:15. Closer to time I will publish a list and order. And if you can't be with me for the entire tour, just text me and I'll let you know which house I'm at or what home is next on the tour. Here are a few homes I hope to preview on January 25th IF they aren't already SOLD by then.
3107 19th Street - This mansion on 19th has a Historic homes designation, is priced at $700,000.00 and is a 4/4/3 with almost 6000 square feet of living space. (don't worry...we will see homes in all price ranges!)
3118 21st Street - Colonial Revival architecture makes this Tech Terrace home a star. With just over 3100 square feet this two story home is a 4/3/w and is priced at $450,000.00.
3110 32nd Street - This all brick home is priced at $149,900.00, is a 3/2/1 and has 2519 square feet of living space. One side of garage was converted to living space - could be converted back if you want a 2 car garage.
2615 22nd Street - This home has 4 bedrooms and 3 bathrooms and like many Tech Terrace homes, does not have a garage. There is a back apartment that needs some work and could produce some income to offset house payments. The home is priced at $172,000.00 and has 2169 square feet.
Depending on time and availability we might try for one more home in the area. If you have a particular Tech Terrace home that you'd love to see, let me know and I'll check into adding it to the tour.
(NOTE: These homes are not my listings and sales prices are subject to change)
Mark your calendars now! Tech Terrace Homes Preview Tour - Tuesday, January 25th, 12:15 - 2:15.
Please send me a note, reply to this post, text me with your name, or give me a call if you would like to participate!
