There are some great homes for sale in Tech Terrace today. I love the fact that the Tech Terrace neighborhood has homes that fit the bill for lots of buyers.
Need a starter home? Take a look at the cute bungalow located at 2517 27th Street. This home has 1283 square feet of living space, is a 3/1/1, and is priced at only $99,900.00. This would be a great home for a small family...particularly if Mommy or Daddy works at or goes to school at Texas Tech University! From this home, campus is just a quick bike ride away!
Need a home with lots of space for your young family? Love Tech Terrace but not comfortable with an older home? Have I got the home for you! The home at 3219 22nd Street was built by William Nolan in 2007! The home is a 5/3.5/1 home with a large backyard. Competitively priced at $349,000.00, this home has over 3500 square feet of living space. Photos do not do the home justice. I'd love to take you on a tour of the home!
Are you in a position to purchase and do some renovations to a Lubbock icon? What better way to establish yourself in the area than to buy the historic Underwood home located at 3107 19th Street. This mansion was built in 1941, has nearly 6000 square feet of living space and is a 4/4.5/3. The price was recently reduced to $650,000.00. You will be amazed at the space and history in this stately home.
If you own a home in Tech Terrace and wonder about selling your home, call me today. I can help you get your home listed right away so you won't miss out on this prime real estate time. Or I can do some studies that will give you an idea of what your home would sell for in today's market.
If you are ready to buy a home in Tech Terrace, contact me! No other Lubbock Realtor knows the neighborhood and properties in this area like I do.

Home on 25th in Tech Terrace
Today I enjoyed showing the home at 3318 25th. This home has been added onto a number of times, renovated to fit the needs of roommate occupants, and is infamous to boot. Can you say "Purple House"? I looked back and it has been a decade since this house on the corner of 25th and Indiana became the Purple House. And then the polka dot house. The owner at the time used bold exterior paint colors and patterns as his form of protest about zoning in the area. Yes, Lubbock's single family homes are intended to have no more than 2 unrelated adult occupants.
Walking through the home today with TTU students, I could see that there have been some nice updates. There are contemporary pendant light fixtures in the kitchen, nice counter tops, and an updated bathroom. This home has tons of space even though random in layout.
The price at the time I showed the home today was $134,000.00. I JUST got a message that the price has been reduced to $117,920.00
. This home does need some work but if you are have the tools and skills to do some repairs and renovations, this would be an incredible buy.
Also, as a HUD home, this property may well sell for less than asking price. If you want to see this Lubbock home, or others in the Tech Terrace area, give me a call at 790-1026.

Lubbock Homes - 2011 Preview Tours
Do you enjoy previewing homes? Part of my responsibility as a Lubbock Realtor is knowing what is on the market in Lubbock so I regularly make time to preview homes for sale. Starting this month I will focus on a particular neighborhood and invite friends, colleagues, clients, and prospective someday clients (buyers and sellers) to join me. Whether you are in the market to buy now, planning a move in the near future, love looking at homes, or want to keep an eye on price versus condition of homes in your area, you are welcome to participate. I will look at homes in established and newer Lubbock neighborhoods. Each month I will invite you to join me in a particular subdivision.
Some neighborhoods that I will be previewing during 2011 are Rush, Tech Terrace, Whisperwood, Terra North, Melonie Park, Cobblestone, and Regal Park. I'd love to have your suggestions also! If there is a Lubbock neighborhood that you like that isn't listed please let me know.
My first neighborhood Preview Tour will be this month in Tech Terrace. Put on your comfy shoes and come join me on Tuesday, January 25th. I will get started at about 12:15 and hope to wrap up by 2:15. Closer to time I will publish a list and order. And if you can't be with me for the entire tour, just text me and I'll let you know which house I'm at or what home is next on the tour. Here are a few homes I hope to preview on January 25th IF they aren't already SOLD by then.
3107 19th Street - This mansion on 19th has a Historic homes designation, is priced at $700,000.00 and is a 4/4/3 with almost 6000 square feet of living space. (don't worry...we will see homes in all price ranges!)
3118 21st Street - Colonial Revival architecture makes this Tech Terrace home a star. With just over 3100 square feet this two story home is a 4/3/w and is priced at $450,000.00.
3110 32nd Street - This all brick home is priced at $149,900.00, is a 3/2/1 and has 2519 square feet of living space. One side of garage was converted to living space - could be converted back if you want a 2 car garage.
2615 22nd Street - This home has 4 bedrooms and 3 bathrooms and like many Tech Terrace homes, does not have a garage. There is a back apartment that needs some work and could produce some income to offset house payments. The home is priced at $172,000.00 and has 2169 square feet.
Depending on time and availability we might try for one more home in the area. If you have a particular Tech Terrace home that you'd love to see, let me know and I'll check into adding it to the tour.
(NOTE: These homes are not my listings and sales prices are subject to change)
Mark your calendars now! Tech Terrace Homes Preview Tour - Tuesday, January 25th, 12:15 - 2:15.
Please send me a note, reply to this post, text me with your name, or give me a call if you would like to participate!

Lubbock's Tech Terrace Neighborhood
Seasons Greetings all! Lubbock homes and particularly those in Tech Terrace are beginning to sparkle and shine with holiday decorations.
Today's listings in MLS in Tech Terrace show that there are 38 homes for sale now in the neighborhood. The least expensive home in the neighborhood is listed at $64,500.00. This home is just under 1000 sq ft and is located at 2812 30th Street. New carpeting and a $1000.00 updating allowance contribute to making this small home a great buy for someone.
At the other end of the spectrum is the historic home located at 3107 19th Street which is priced at a cool $700,000.00. I had the pleasure of showing this home and while it does still need some updating, it is spectacular. THis home is a 4/4.5/3 with close to 6000 square feet.
A brand new home in Tech Terrace offers the best of both worlds. Check it out at 2610 23rd, listing price $214,900.00, 1810 square feet.

Historic Homes on 19th Street
I had such fun yesterday, showing two historic Tech Terrace homes to Kim and Kelly. I have wanted to preview these Lubbock Homes and just hadn't made time.
The first was the Underwood house, which has a historic designation, located at 3107 19th Street. (the last three photos)
The second home was the white pillared, red brick home located at 2703 19th. This home was built in 1938. (the first three photos)
These homes are priced at $700,000.00 and $625,000.00, respectively
Both of these grand homes are just across the street from Texas Tech University and are a perfect example of the opulence from mid-20th century and earlier. Pink marble fireplaces, highly ornamental crown molding, expansive bedrooms and dressing areas.
If you want to see the traditional interesting photos of these Tech Terrace homes, email, message or call me and I'll forward you the photos.
I took some 'different' photos capturing more artistic (?) views. Hope you enjoy them!
If you are interested in living in Tech Terrace or have a Tech Terrace home for sale, give me a call. I have an affection for older homes and neighborhoods and would like to visit with you.
