Do you enjoy previewing homes? Part of my responsibility as a Lubbock Realtor is knowing what is on the market in Lubbock so I regularly make time to preview homes for sale. Starting this month I will focus on a particular neighborhood and invite friends, colleagues, clients, and prospective someday clients (buyers and sellers) to join me. Whether you are in the market to buy now, planning a move in the near future, love looking at homes, or want to keep an eye on price versus condition of homes in your area, you are welcome to participate. I will look at homes in established and newer Lubbock neighborhoods. Each month I will invite you to join me in a particular subdivision.
Some neighborhoods that I will be previewing during 2011 are Rush, Tech Terrace, Whisperwood, Terra North, Melonie Park, Cobblestone, and Regal Park. I'd love to have your suggestions also! If there is a Lubbock neighborhood that you like that isn't listed please let me know.
My first neighborhood Preview Tour will be this month in Tech Terrace. Put on your comfy shoes and come join me on Tuesday, January 25th. I will get started at about 12:15 and hope to wrap up by 2:15. Closer to time I will publish a list and order. And if you can't be with me for the entire tour, just text me and I'll let you know which house I'm at or what home is next on the tour. Here are a few homes I hope to preview on January 25th IF they aren't already SOLD by then.
3107 19th Street - This mansion on 19th has a Historic homes designation, is priced at $700,000.00 and is a 4/4/3 with almost 6000 square feet of living space. (don't worry...we will see homes in all price ranges!)
3118 21st Street - Colonial Revival architecture makes this Tech Terrace home a star. With just over 3100 square feet this two story home is a 4/3/w and is priced at $450,000.00.
3110 32nd Street - This all brick home is priced at $149,900.00, is a 3/2/1 and has 2519 square feet of living space. One side of garage was converted to living space - could be converted back if you want a 2 car garage.
2615 22nd Street - This home has 4 bedrooms and 3 bathrooms and like many Tech Terrace homes, does not have a garage. There is a back apartment that needs some work and could produce some income to offset house payments. The home is priced at $172,000.00 and has 2169 square feet.
Depending on time and availability we might try for one more home in the area. If you have a particular Tech Terrace home that you'd love to see, let me know and I'll check into adding it to the tour.

Lubbock's Tech Terrace Neighborhood
Seasons Greetings all! Lubbock homes and particularly those in Tech Terrace are beginning to sparkle and shine with holiday decorations.
Today's listings in MLS in Tech Terrace show that there are 38 homes for sale now in the neighborhood. The least expensive home in the neighborhood is listed at $64,500.00. This home is just under 1000 sq ft and is located at 2812 30th Street. New carpeting and a $1000.00 updating allowance contribute to making this small home a great buy for someone.
At the other end of the spectrum is the historic home located at 3107 19th Street which is priced at a cool $700,000.00. I had the pleasure of showing this home and while it does still need some updating, it is spectacular. THis home is a 4/4.5/3 with close to 6000 square feet.

Historic Homes on 19th Street
I had such fun yesterday, showing two historic Tech Terrace homes to Kim and Kelly. I have wanted to preview these Lubbock Homes and just hadn't made time.
The first was the Underwood house, which has a historic designation, located at 3107 19th Street. (the last three photos)
The second home was the white pillared, red brick home located at 2703 19th. This home was built in 1938. (the first three photos)
These homes are priced at $700,000.00 and $625,000.00, respectively
Both of these grand homes are just across the street from Texas Tech University and are a perfect example of the opulence from mid-20th century and earlier. Pink marble fireplaces, highly ornamental crown molding, expansive bedrooms and dressing areas.

Tech Terrace Homes
Congratulations to this recipient of "Yard of the Month" in Tech Terrace. The curb appeal is 10+.
I love driving through the Tech Terrace neighborhood and seeing the great variety of homes with lots of character.
PRICE REDUCTIONS in Tech Terrace Homes. Since summer sales were somewhat slower (say that three times fast) there are several wonderful Tech Terrace homes that have recently had price adjustments. Tech Terrace Homes For Sale

As of this morning there are 52 Tech Terrace homes for sale in Lubbock's multiple listing service. These homes include a 2/1/1 home located at 2812 30th Street that is listed for $69,500.00. On the opposite end of the spectrum is 3107 19th Street. This expansive two story home was built in 1941. It features four bedrooms, four and a half baths, and a three car garage. Designated a Historic Home in 1981, with over 5900 square feet, this home is priced at $700,000.00. So that leaves the other 50 homes in Tech Terrace priced somewhere in between! If you love Tech Terrace and would like to view some of these homes, call me! Daily Toreador
I was quoted last week in the Texas Tech University newspaper regarding home sales to Texas Tech parents. In essence, the peak of sales for student housing that happens almost every summer did not happen this year. If you read the Avalanche Journal you will see that sales are down some from last year. Still, and at the risk of being a Pollyanna, Lubbock's housing market is strong and thriving. I know if you have a house for sale right now, you likely don't see that. We are in a buyer's market and homes are taking longer to sell and in some cases, seller's are making more concessions to get their homes sold. Still, it can be done. First, have a really fine Realtor on your side. (Give me a call!) Then be sure your home is in tip top condition.
One point I attempted to make in my interview with the writer for the Daily Toreador is that the slow sales of this summer were not limited to Tech Terrace. Initially, she was asking specifically about the Tech Terrace neighborhood, perhaps hoping for some bad news about the area. Despite a few bumps in the road, Tech Terrace is still a popular and wonderful place to live.
I'll end with wishes for a great year for our Texas Tech students and faculty who live here. Also, welcome back to school Roscoe Wilson and Hutch students, staff, and teachers! I hope everyone has a successful and happy school year.
