Tech Terrace Homes, July 2010



Did you read the news in the Avalanche Journal today about Lubbock's housing market? If not, you might want to check it out. In a nutshell, June 2010 was a slow down month for local housing and we now have just over a 6 month inventory of homes for sale. When our supply of homes tops the 6 month mark it typically shifts some control to buyers. There is more supply than demand right now so sellers should be sure their home is priced to beat the competition (other homes for sale in your area) and is in tip top condition.

There are 58 Tech Terrace homes for sale today per the MLS. If you are an investor or are not opposed to some traffic noise, check out the homes for sale that are located on the corner of Indiana avenue. The home located at 3318 25th is one example. It has 3 bedrooms and 3 baths and is priced at 130K which is only $42.79 per square foot...compared to the neighborhood average of $86.70 per square foot.

I plan to see this Tech Terrace home in person soon because just from reading about it and viewing the listing I get really good vibes. So I'm calling it my Good Vibrations Pick of the Week. Take a look at 3209 28th Street! This home is located on a great street in Tech Terrace, has 2180 square feet, and is priced at only $183,500.00. An easy walk or bike ride to Texas Tech University. Okay, to tell you the truth, they had me at "Santa Fe style". The photos live up to the verbage.
