Seasons Greetings all! Lubbock homes and particularly those in Tech Terrace are beginning to sparkle and shine with holiday decorations.

Today's listings in MLS in Tech Terrace show that there are 38 homes for sale now in the neighborhood. The least expensive home in the neighborhood is listed at $64,500.00. Historic Homes on 19th Street









I had such fun yesterday, showing two historic Tech Terrace homes to Kim and Kelly. I have wanted to preview these Lubbock Homes and just hadn't made time.

The first was the Underwood house, which has a historic designation, located at 3107 19th Street. (the last three photos)

The second home was the white pillared, red brick home located at 2703 19th. This home was built in 1938. (the first three photos)

These homes are priced at $700,000.00 and $625,000.00, respectively

Both of these grand homes are just across the street from Texas Tech University and are a perfect example of the opulence from mid-20th century and earlier. Pink marble fireplaces, highly ornamental crown molding, expansive bedrooms and dressing areas.

Tech Terrace Homes For Sale




As of this morning there are 52 Tech Terrace homes for sale in Lubbock's multiple listing service. These homes include a 2/1/1 home located at 2812 30th Street that is listed for $69,500.00. On the opposite end of the spectrum is 3107 19th Street. This expansive two story home was built in 1941. It features four bedrooms, four and a half baths, and a three car garage. Designated a Historic Home in 1981, with over 5900 square feet, this home is priced at $700,000.00. So that leaves the other 50 homes in Tech Terrace priced somewhere in between! Daily Toreador

I was quoted last week in the Texas Tech University newspaper regarding home sales to Texas Tech parents. In essence, the peak of sales for student housing that happens almost every summer did not happen this year. If you read the Avalanche Journal you will see that sales are down some from last year. Still, and at the risk of being a Pollyanna, Lubbock's housing market is strong and thriving. I know if you have a house for sale right now, you likely don't see that. We are in a buyer's market and homes are taking longer to sell and in some cases, seller's are making more concessions to get their homes sold. Still, it can be done. First, have a really fine Realtor on your side. (Give me a call!) Then be sure your home is in tip top condition.

One point I attempted to make in my interview with the writer for the Daily Toreador is that the slow sales of this summer were not limited to Tech Terrace. Initially, she was asking specifically about the Tech Terrace neighborhood, perhaps hoping for some bad news about the area. Despite a few bumps in the road, Tech Terrace is still a popular and wonderful place to live.

I'll end with wishes for a great year for our Texas Tech students and faculty who live here. Also, welcome back to school Roscoe Wilson and Hutch students, staff, and teachers! I hope everyone has a successful and happy school year.

Lubbock's Tech Terrace Neighborhood

Yesterday I got to visit with a homeowner and take a leisurely driving tour through Tech Terrace. Including some great Tech Terrace homes that are for sale by their owner's, there is now a near record number of homes available in this great neighborhood.

If you have time, drive through the neighborhood some morning. It is so quiet and lovely. People are out walking, jogging, taking their pups for an outing. The trees and many of the yards are worth some ooohing and aaahing.

Yesterday I saw a couple of great examples of mid-century modern architecture in Tech Terrace. I tend to photograph the bungalows and cottages that were likely built from 1925 through 1940. However, Tech Terrace homes are as diverse in style as the neighborhoods residents. I took some new pictures yesterday and will post them soon.

Tech Terrace Homes, July 2010



Did you read the news in the Avalanche Journal today about Lubbock's housing market? If not, you might want to check it out. In a nutshell, June 2010 was a slow down month for local housing and we now have just over a 6 month inventory of homes for sale. When our supply of homes tops the 6 month mark it typically shifts some control to buyers. There is more supply than demand right now so sellers should be sure their home is priced to beat the competition (other homes for sale in your area) and is in tip top condition.

There are 58 Tech Terrace homes for sale today per the MLS. If you are an investor or are not opposed to some traffic noise, check out the homes for sale that are located on the corner of Indiana avenue. The home located at 3318 25th is one example. It has 3 bedrooms and 3 baths and is priced at 130K which is only $42.79 per square foot...compared to the neighborhood average of $86.70 per square foot.

I plan to see this Tech Terrace home in person soon because just from reading about it and viewing the listing I get really good vibes. So I'm calling it my Good Vibrations Pick of the Week. Take a look at 3209 28th Street! This home is located on a great street in Tech Terrace, has 2180 square feet, and is priced at only $183,500.00. An easy walk or bike ride to Texas Tech University. Okay, to tell you the truth, they had me at "Santa Fe style". The photos live up to the verbage. Beautiful Tech Terrace homes in Lubbock



I will be randomly posting photos of some of the beautiful homes in Tech Terrace. The trees and lawns are lovely and you won't find a single cookie cutter house in the area. Each is unique and has it's own appeal and/or potential. I imagine it is no easy task to choose which home gets the "Yard of the Month" designation because Tech Terrace is brimming with lovely homes and yards. It is no wonder that Tech Terrace real estate is in demand.

It just takes minutes to walk or bike to TTU from this neighborhood. And the new Lowe's in Tech Terrace is wonderful. Long gone are the dingy floors and tired fixtures. The new Lowe's is sparkling, appealing, and attracting many Tech Terrace and Lubbock shoppers. Across the street is J&B Coffee, and Rendr, a nice art supply shop and gallery, along with a number of other businesses.

Today there are 57 Tech Terrace homes listed for sale in the multiple listing service. Home prices range from $69,500 for a small home at 2812 30th Street to a home with over 7000 square feet, priced at $879,000.00.

Tech Terrace Testimonials!


If you are a current or previous resident of the Tech Terrace neighborhood, this is your chance to brag on your neighborhood. I'll start!

I lived in Tech Terrace in a modest little bungalow on 22nd and Hartford from 2003 through 2008.

The things I loved about my house: all the windows, especially those looking out into the backyard with a great view of the greenhouse and fountain; the original wood floors and I even like a bit of creaking when I walked as it took me back to the home I grew up in; the glass door knobs - I was SO tempted to take them when we moved but they wouldn't have been the same in another house.
